Pool Closure

Due to maintenance and/or renovations to the building, there are times when either pool may be closed.  Please note elevator signage regarding all things in the building. Note also that your building FOB provides access to both towers, allowing you to use either recreation deck.

Renovation/Construction Projects
24/25 Renovations

VI Resorts will be doing interior unit renovations beginning in August, 2024.  Six units will be worked on at once, and you may encounter this occurring on your floor.  Work will happen between 8:30am - 5:00pm, Mon - Saturday.  While inconvenience to you should be minimal, please expect workers maneuvering in the hallways and elevators, some noise, as well as protective plastic in the hallways. Your understanding is appreciated as VI works to improve your vacation units!

Water Shut offs

As happens in many condominium buildings, to accommodate plumbing issues for owners, as well as other maintenance issues, water shut offs, have to be scheduled.  Generally, these happen on Thursday mornings, but may happen at any time due to emergencies.  Notices are posted in the elevator regarding all changes/closures of building amenities.

Front Desk Hours

Please note that, due to staffing shortages, the Front Desk (check in office) located at the Royal Kuhio (for all Waikiki properties - Aloha Towers, Fairway Villa, Waikiki Sky Towers and The Royal Kuhio), may be closing at 5:00pm instead of 7:00pm as needed, as well as at lunch. 

If you will be arriving after 5:00pm, PLEASE make sure that we have an accurate cell phone and email address on file that you can access upon arrival.  We will email and/or text you late arrival info which may include lockbox information. 

Should you have any difficulties upon arrival, please see security at the Royal Kuhio who will be able to reach a VI employee. 

Check-in: Check-in for Aloha Towers is at Royal Kuhio resort-2240 Kuhio Ave, three blocks away. While checking in, parking is permitted at the front entrance of Royal Kuhio.

Any guest checking in at the Royal Kuhio after office hours (7pm-8am) for any of the Oahu resorts will get their keys from a lock box rather than from the security guards.

It is very important to make sure that your correct contact information (email and/or text that you are able to access on the day of arrival) is on your reservation so that the resort can provide you with important arrival information.

Parking: Parking instructions for Aloha Towers will be given at check-in. When checking in after hours, please review and follow the instructions enclosed in your arrival packet to avoid being towed. Each unit has an assigned space and you may only park in this space, otherwise you may be towed. Should you have a guest that uses guest parking, please adhere to the posted rules. Your parking space may not be located in the same tower your unit is in (the towers are directly across the street from each other). 

Due to the construction of the building, your assigned parking space can only accommodate compact cars, mini vans and smaller SUVs with a maximum of height of 6'4".

Beach towels: May be obtained at the Front Desk at Royal Kuhio upon check in or during your stay.

Resort Activities

Pools are available for your use in either tower (Diamond Head and Ewa) and your building FOB will work for both towers.  You may access both parking and recreation decs in either building with your FOB

Due to unexpected maintenance or other issues, there is always the possibility that the Recreation Areas may be closed or otherwise unavailable.  Please see building signage for information as applicable.

Fees/Taxes

Fines: The following fines will be assessed for non-compliance.

Over-occupancy Policy: $50.00 per person, per night. Occupancy limits apply to all ages including infants.

No Pet Policy: $350.00. Pets are not allowed at VI Resorts.

No Smoking Policy: $350.00. Smoking and vaping (tobacco or Cannabis) are not allowed in rooms, on decks, lanais or patio.

Late Check-Out Policy: $25.00. Charged every half hour after check-out time of 11:00am.

After Hours Lockout fee: $50.00

Lost Key fee: $50.00 

Accommodations/Lodging Tax:  As required by state and local regulations, this nightly tax rate is based on condominium size and season and charged at the current rate upon arrival.
